Jumeirah Islands: A Premier Residential Destination in Dubai

Jumeirah Islands (JI), one of Dubai’s most prestigious residential communities, was launched in 2003 and completed within three years. This unique development consists of 50 islands, each hosting 16 luxury villas, totaling 736 exclusive residences. Approximately 75% of the area is dedicated to water features and open spaces, making it one of Dubai’s most scenic and tranquil neighborhoods. In 2011, the community welcomed its long-anticipated clubhouse, offering residents top-tier amenities such as a gym, aerobics studio, sauna, steam room, a temperature-controlled lagoon pool, a sundeck overlooking the lake, and a children’s play area.

Villas and Property Views

Homebuyers can choose from 4 or 5-bedroom villas, with prices largely determined by location and the villa’s design. While many villas offer stunning lake views, the specific view and its orientation within the community significantly influence the property’s value. Additionally, more than 30% of villas have been customized by their owners, adding further variety and value to the community.

Property Types

The three main types of villas in Jumeirah Islands include:

  • Entertainment Foyer (4 bedrooms)
  • Garden Hall (4 bedrooms)
  • Master View (5 bedrooms)

Plot sizes range from 8,600 sq. ft. to 14,000 sq. ft., and the villas boast diverse architectural styles, including Islamic, European, Oasis, Venetian, Costa del Sol, and Mediterranean designs.

The Mansions

Nakheel also introduced “The Mansions,” a private enclave within Jumeirah Islands consisting of 31 five-bedroom villas, each with a built-up area of nearly 8,500 sq. ft., offering an even more luxurious living experience.

Jumeirah Islands Townhouses

In 2013, Nakheel launched an additional collection of 4-bedroom townhouses, along with plans for a large community center called Jumeirah Islands Park. This center will feature a supermarket, fitness center, restaurants, and retail outlets, greatly enhancing the convenience of living in Jumeirah Islands. Currently, residents rely on nearby retail hubs in Jumeirah Lake Towers and the Meadows. This development will offer even more opportunities for comfort and leisure within the community.
